Vapor Barriers & Insulation questions, straight answers

A vapor barrier is one component; encapsulation is the whole system. The barrier covers the floor (and often the walls) to block ground moisture. Full encapsulation adds sealed vents, sealed walls, and usually a dehumidifier. Some homes only need a fresh, properly installed barrier; others need the whole envelope. The inspection tells you which.

Most of the plastic we find is thin painter's-grade sheeting, torn, and loose on the dirt, which does very little. A real vapor barrier is a heavy, reinforced material, mechanically fastened, taped at the seams, and run up the piers and walls. It is the difference between a token gesture and an actual moisture block.

It depends on whether the space is vented or sealed. For a sealed, encapsulated crawl space in our climate, insulating the walls is usually the better approach; for some vented spaces, floor insulation still has a role. We do not apply a one-size template, we insulate for how your specific space is built and conditioned.
