One standard across every property you run.

Safe Step already works across Marriott, Hilton, IHG, Omni and Best Western properties, and is a Best Western endorsed supplier. For a management company or a brand rollout, that means one scope, one specification and one record across the whole estate.

The portfolio problem

Twelve hotels, twelve vendors, twelve different answers.

Bathroom refinishing is usually bought property by property, by whoever is on site. The result is a portfolio where nobody can say what was done, to what standard, or when it is due again.

Measure Bought property by property Bought as a program
Standard
Property by propertyWhatever the local vendor uses. No portfolio-wide specification and no way to compare one hotel to the next.
As a programOne specification applied at every property, certified to ANSI, ASTM and NFSI traction requirements.
Record
Property by propertyInvoices in twelve different systems. Nothing a corporate risk function can actually file.
As a programOne vendor, one point of contact, one consistent record of what was treated and when it is due again.
Durability
Property by propertyCheap refinishing fails in about two years, so the same rooms come back around on a cycle nobody budgeted for.
As a programThe six-coat system holds up to seven years with correct care, so the cycle stretches instead of repeating.
Diversity spend
Property by propertyUntracked, and almost never counted toward a supplier-diversity target.
As a programWBENC certified, so the spend counts toward supplier-diversity targets on work already scheduled.

How a program runs

Sequenced around each property's own calendar.

No property is asked to hold inventory for the convenience of the program. Crews are positioned nationwide and phased against your PIP and renovation schedule, hotel by hotel.

Portfolio baseline

A condition read across the properties in scope: tubs, grout, caulk, tile, stone and public wet areas.

One specification

Services and standards fixed once, so every hotel gets the same scope rather than a local interpretation.

Calendar sequencing

Properties ordered against PIP deadlines, seasonal occupancy and renovation windows already on the books.

Execution by phase

Floor by floor or wing by wing, in occupied hotels, with odor and noise managed around guests.

Handover and record

Warranty terms, aftercare training for each property's team, and one consistent record across the portfolio.

What is included

The parts that usually turn into change orders.

Enterprise work goes wrong in the gaps between the quote and the invoice. These are the commitments Safe Step already publishes, applied across the portfolio.

  • All travel expenses inside the contract. A national account does not get a different number because a crew flew further to one property.
  • Complimentary aftercare training for the housekeeping and engineering teams at every property, on every project.
  • Vetted cleaning chemical recommendations developed with partner suppliers, so your own housekeeping product does not void the finish you paid for.
  • Written guarantee terms per service line, five years on Premier Complete Coating, GroutSeal and EverSeal caulk replacement.
  • Crews trained to one standard at the Minnesota headquarters, not subcontracted locally property by property.

Work runs in occupied properties, coordinated with housekeeping. Property teams routinely report that guests do not notice the crews.

Supplier diversity

Spend that counts twice.

Safe Step is a member of the Women's Business Enterprise National Council. A WBENC certification validates that the business is 51% owned, controlled and managed by a woman. Bathroom refinishing is capital work you were already going to schedule. Routing it through a certified woman-owned vendor puts it against a supplier-diversity target at the same time, with no change to the scope or the calendar.

Already at this scale

This is not a pilot for us.

Over 10,000 hotel bathrooms a month is the existing run rate. The most requested service alone accounts for more than 7,000 tubs a month.

Brand-standard compliance

Safe Step products meet Marriott, Hilton and IHG standards for safety, appearance and durability, which is the stated reason those brands' properties use them.

From properties in the field

What running in an occupied hotel actually looks like.

Occupied property, odor control
"I am impressed with the service level and cannot say enough good things about how communicative and organized Greg has been. The team have hit their targets and also helped mitigate odors so there is the least disturbance to our guests. Great leadership all around."
Brent K.General Manager, Hyatt Place Kansas City
During a PIP
"They were professional in their appearance, conduct, information updates and repair quality. We will probably be doing some more tubs after our PIP is completed at the end of this year. I would welcome having Fred and Jeff as our techs for any further projects."
