Commercial hotel bathtub refinishing

The room sells again tomorrow night.

Safe Step refinishes over 10,000 hotel bathrooms a month. A guest tub takes one night out of inventory. A replacement takes the better part of a week, and it brings a demolition crew into your corridor to do it.

The model

Work out what a phase costs you.

Put in your own numbers. Everything here is either a figure Safe Step publishes or one you supply, and each is marked as such.

Downtime model

Refinish vs. replace

Your property

Refinishing is held at one room-night per bathroom, which is Safe Step's own published figure. Phase length at the published crew rate of 6 to 10 tubs per day: 12 to 20 working days. Replacement duration is a slider because it depends entirely on your plumbing, tile and permitting. Set it to whatever your last bathroom job actually took. Safe Step publishes no pricing, so no cost is estimated here.

Downtime

How long is the room dark?

Most of the cost of a bathroom project never appears on the invoice. It shows up in the nights you could not sell the room, and again in three years when cheap work has to be redone.

Anti-slip treatment takes no rooms out at all. It runs in occupied guest rooms, scheduled with housekeeping while the room happens to be empty, and the process is odorless, so the room is sellable the same night. See how it works.

Process

The Paint Free Process

Five steps, shot on live hotel projects by Safe Step crews. A stained, chipped tub through to a sealed high-gloss finish carrying the signature anti-slip diamond tread.

A stained hotel bathtub masked off before work begins01

Mask and prepare

The tub and surround are fully masked, then the surface is prepared and every chip repaired.

The prepared tub surface after cleaning and repair02

Strip and repair

Old coatings and failed caulk come out. Chips are filled and the substrate is brought back flat.

The signature diamond anti-slip tread being applied to the tub floor03

Lay the tread

The trademark diamond anti-slip pattern goes in as an exclusive synthetic grit, not painted on.

Primer and top coats being applied to the tub04

Six coats

Two primer coats, four top coats. Adhesion and chip resistance run four times traditional refinishing.

The finished high-gloss tub with its anti-slip tread05

Cure and hand back

Handed back with aftercare training and the cleaning chemicals that protect the finish.

Liability

The tread wears out before the tub does

Slips and falls are among the leading causes of injury in hotels, and most of them happen in the bathroom. The anti-slip pattern moulded into a guest tub has a service life, and when it runs out the bathroom looks exactly the same as it did the day before.

What actually fails

Foot dirt, body oils, cleaning chemicals and disinfectants polymerize onto the etch pattern over time. The result is a grey stain and a tread that no longer provides traction. The surface looks used. It does not look dangerous.

Housekeeping scrubs it, the stain stays, and everyone concludes the tub is simply old. That is the exact condition Safe Step was founded to fix, and the reason the certifications matter more than the appearance.

History

Why the company exists

In the summer of 2000, the four-year-old daughter of Safe Step's founders, Mark and Suzanne, slipped and fell on a hotel's tile pool deck. She was not injured.

What surprised Mark was what the hotel's manager told him next: there were no high-quality methods for improving a pool deck's slip resistance. Not expensive ones. None.

After a year of trial and error, Mark developed a system that dramatically increased the static coefficient of friction on pool decks, tile floors, bathtubs and shower basins. He called it the Safe Step Paint Free Process. Paint free, odor free, and built for a surface people stand on wet.

Twenty-five years later it runs in over 10,000 hotel bathrooms a month, and the company is still headquartered in Burnsville, Minnesota, where every project manager and technician trains before going out to a property.
