Two steps, done in the right order

Sealing over a dirty surface just locks the dirt in, so every job starts with a real clean. Wood decks get a brightener and a gentle wash to strip the gray weathering and mildew back to raw wood; concrete gets pressure washed to remove efflorescence and grime. Either way, we let it dry completely, typically 24 to 48 hours depending on humidity, before anything else touches it.

Once it's dry, decks get a stain matched to the wood, semi-transparent or solid depending on how much grain you want to keep visible, plus a water-repellent sealer, with the product chosen differently for pressure-treated pine versus cedar. Concrete gets an acrylic or penetrating silane and siloxane sealer, the kind built to resist the freeze-thaw cycling and winter road salt that cause flaking and spalling on unsealed driveways after a few Indiana winters.

Timing matters as much as the product. Late spring through early fall gives us the stretch of dry, moderate days a sealer needs to cure properly, not a rushed job right before rain or an early freeze. Booking ahead of that window, rather than after the first winter damage shows up, is the difference between maintenance and repair.

What homeowners ask before we seal anything

We wash first, then let the surface dry fully before applying anything, typically 24 to 48 hours depending on humidity and sun exposure. Sealing over a damp surface traps moisture underneath, which can cloud the finish or cause it to peel early, so we'd rather wait an extra day than seal it wrong.
A stain adds color and some UV protection to wood, ranging from semi-transparent to solid coverage depending on how much of the grain you want to show. A sealer is more about the protective barrier itself, water repellency for wood, and resistance to salt and freeze-thaw for concrete. Most deck jobs use both together; concrete usually just needs the sealer.
It significantly reduces it. Unsealed concrete absorbs water and de-icing salt, and Central Indiana's freeze-thaw cycles then expand that moisture inside the pores, which is what causes the surface flaking and spalling you see on older driveways after a few winters. A penetrating sealer keeps most of that moisture and salt from soaking in to begin with.
Concrete sealers typically hold up for two to three years before they need a refresh; deck sealers usually need renewing every one to two years depending on sun exposure and foot traffic. We can put either on a recurring schedule so it never gets forgotten until the damage is already visible.
