Whole-home remediation
Treatment for the mold you found and the mold behind it. Source moisture corrected first, containment on every job, most homes reoccupied the same day.
No rebuild bill.
How whole-home treatment worksGet the mold out.
Leave the wall alone.
A five step dry fog process treats mold in place, so most Los Angeles homes are back in use the same day and the plaster never comes off.
The on-site inspection is free. Somebody walks the property, maps the moisture, and tells you honestly whether you have a mold problem, a plumbing problem, or nothing at all.
We don’t grade our own work.
California barely regulates mold work, so most remediators test their own results and print their own certificate. We send post-treatment air samples to an independent laboratory and hand you the report. If the numbers are not clean, we come back.
We will not put a number on your house before somebody has walked it. What we can tell you is the shape of the invoice, because that is where the two approaches really differ.
That is the whole list.
A dry fog job has no rebuild bill.
Cutting a wall open creates a construction project on top of a mold project, with its own trades, schedule and cost. Nobody quotes that up front.
Treating in place removes that invoice entirely.
Most remediators own one tool and it is a saw. This is the system built to replace it.
Loose spores come out first, under containment, so nothing gets driven deeper into the structure.
Surfaces wiped down so the fog reaches building material, not a century of dust.
Reaches wall cavities, attics and crawlspaces a spray bottle never will. The step a registered nurse found in medical environments.
Dead spore matter is removed, not left circulating through your air.
A protective layer so new growth has nothing easy to take hold on.
Before any of it, the water gets found. Fogging a room while the leak that fed it is still running is theatre, and what is not corrected at the source always comes back.
Every job closes with proof: it opens with a free on-site inspection and ends with a laboratory report you can hand to a buyer, a board or an insurer.

How whole-home treatment worksOn site, at no cost. Moisture meter and thermal imaging, attics and crawlspaces checked, written findings at the end. Not a guess and a quote.
No cost, no obligation.
How the inspection worksQuoted per building, after we walk it.
Commercial and HOA programsShared walls and shared HVAC turn one unit’s problem into the building’s, so we scope the whole structure rather than unit by unit.
You get documentation a board or an insurer will accept, including independent laboratory clearance for each treated area.
The fastest mold job is the one that never starts. A slab leak or a storm in a wall cavity is a drying problem for a week, and a remediation problem after that. If a claim is involved, the file arrives in the shape your adjuster expects.
No demolition line item.
What to do after a leak“What is not corrected at the source always comes back.”
Mold Zero began in a hundred year old house with good bones and hidden moisture. The founder’s wife spent months with fatigue and headaches while every medical test came back normal. She ran a mold test herself and the levels came back through the roof.
They found it behind old plaster, in damp attic lumber, and around a leaking HVAC drain feeding a crawlspace nobody knew was there. She is a registered nurse, and she found a cold sterilant fogging technology used in medical environments that the remediation trade had overlooked.
The company grew up in Florida, where the state regulates mold work strictly and every insurance job has to pass an independent assessor. California barely regulates it at all. Mold Zero brought Florida’s standard back, and Rusty has since written a book on the method.

The part nobody else offers to do
Air samples are taken after the treatment and sent out. The company that did the work is not the company that grades it, which is the whole point. This is the document every job ends with.
Independent laboratory Report no.
| Sample | Spores/m³ | Against outdoor control |
|---|---|---|
| Outdoor baseline | Control | |
| Living room | Below control | |
| Primary bedroom | Below control | |
| Crawlspace | Below control |
Samples go to a third party lab. The report goes to you.
Read from the air after the work, not inferred from it.
One year in writing against regrowth, absent a new water intrusion.
A tear-out quote is two invoices wearing one number: the remediation, and then the construction project it creates. Demolition, disposal, rebuild, repaint, and somewhere to live while it runs. A dry fog job has the first invoice and not the second.
We do not publish a price, because the honest one depends on the property and we are not willing to guess at your house from a web form. The on-site inspection is free, and the number comes after somebody has walked it.
In the large majority of jobs, no. The fog reaches into wall cavities, attics and crawlspaces without opening them, which is the reason the system exists. There are real exceptions. Saturated material, structural rot, or an active leak behind the wall all have to come out, and you will hear that at the inspection rather than after the invoice.
Most treatments run a few hours and most properties are back in use the same day. Larger buildings, and jobs that need drying time first, take longer. You get a real timeline at the inspection based on what was measured rather than a generic range.
The process uses a cold sterilant technology adapted from medical environments, applied under containment while the space is unoccupied. Once the treatment is complete and the space is cleared it is safe to reoccupy. That was the original requirement, because the first house treated this way was the founder’s own.
Because we are not the ones who get to say so. Post-treatment air samples go to an independent laboratory and you get the report. If the result is not clean we come back. That is also what the one year written guarantee covers, absent a new water intrusion.
It depends on the cause, not the mold. Growth that follows a sudden covered event, a burst line, a slab leak, a storm, is often covered; slow seepage usually is not, and many policies cap mold work under a rider. What we control is the file your adjuster sees: moisture readings, photographs, a written scope, and clearance from an independent laboratory. The company grew up on Florida insurance work, where every job had to pass an independent assessor, and the paperwork still follows that standard.
Regularly. Shared walls and shared HVAC make mold a building-wide issue, so commercial work is scoped for the whole structure. You get documentation a board or an insurer will accept, including independent laboratory clearance for each treated area.
Most homes are back in use the same day.
Not in a week, and not after a rebuild. The containment comes down, the report goes out, and the room you are standing in is the room you had.
The wall stayed up, and the report came back clean. Taken verbatim from Mold Zero’s own published reviews, shown with last initials only.
“We had a mold situation caused by a slab leak that needed immediate remediation. We got the treatment done on our very large home in a single day, with no hassles or inconvenience, and the final lab report showed no traces of mold. This is the future of mold remediation.”
“They completely removed the mold without having to take down the drywall, which I had feared we would have to do. They set up a containment area and fogged the room, and left the containment up until the mold test came back clean, then came back to take it down.”
“Simply the BEST! This is the way every service business should operate. These guys were on time and wasted no time getting their work done. Friendly, communicative. We are left with very useful information and a clean path going forward.”

Whole LA neighbourhoods went up between 1900 and 1940, before anyone designed for vapour control. Wood lath, horsehair plaster and unsealed crawlspaces all give moisture somewhere quiet to sit.
At the base of the San Gabriels the Arroyo and the foothill drainages push water south. Subsurface flow shows up as a damp crawlspace months after the last rain, on a dry calendar.
Southern California takes most of its water in a handful of winter events. A flashing detail that seeps slowly all year puts enough into a cavity during one December storm to colonise it in days.
The most common thing we find in an older LA attic is a bathroom fan that was installed but terminates in the attic instead of through the roof. Every shower puts warm humid air onto cold sheathing.
Somebody comes out, maps the moisture, checks the places this housing stock actually fails, and tells you honestly whether you have a mold problem, a plumbing problem, or nothing at all.
Send the details and a photo if you have one. Most requests get a call back the same business day.
An inspector walks the property, most often Noel or Eddie, the two their customers name in review after review. You get written findings, no obligation.
The inspection is free.
The answer is measured.
