What the free mold inspection covers
Most mold quotes start with somebody looking at the spot you already found and naming a price. That is a guess with a clipboard. This inspection works the other way around: the spot you found is treated as a symptom, and the visit is spent finding the moisture that feeds it.
The inspector maps moisture with a meter and thermal imaging, checks the places this housing stock actually fails, and looks past the room where you saw the staining. In an older Los Angeles house that means the attic above the bathroom, the crawlspace nobody has opened in years, the wall cavity behind original plaster, and the HVAC condensate line dripping somewhere quiet.

Yes, and it is the visit that matters most. Visible growth is the symptom; the water feeding it is the problem. Treating the spot you can see without finding the moisture behind it buys you a season, because what is not corrected at the source always comes back.
Then that is what you will be told, in writing, and pointed toward the right trade. Some of the most useful inspections end with no mold work at all: a bathroom fan venting into the attic, a crawlspace that needs a vapour barrier, a slab leak that needs a plumber before it needs anyone else.
It is the right first step. If treatment happens, the job closes with air samples read by an independent laboratory, and a report from a lab that did not do the work carries weight in a transaction that a remediator’s own certificate does not. Start earlier than three days before closing, because sampling and lab turnaround take time.
