Why a Maintenance Plan Is Not Just an Upsell

Plenty of contractors sell maintenance agreements because they smooth out revenue in the slow months. That is true here too, and we are not going to pretend otherwise. But there are three specific reasons it is worth your money, and they are worth stating plainly.

1. Your warranty probably requires it

Nearly every manufacturer warranty on residential HVAC equipment includes a maintenance clause. When a compressor fails at year eight and the manufacturer asks for service records, "I changed the filter sometimes" is not a service record. Skipping annual maintenance is the most common way homeowners find out their coverage was conditional.

2. Heating maintenance is a safety inspection

On combustion equipment the annual visit is about more than efficiency. It is a look at the heat exchanger, the flue, gas pressure, and the safeties that shut the system down when something goes wrong, plus a carbon monoxide check. That is not the kind of thing to skip for a couple of years and hope.

3. Most failures announce themselves first

A capacitor reads weak before it fails. A contactor pits before it welds shut. A drain line slows before it backs up into the ceiling. A refrigerant charge drifts before the compressor starves. Catching those in April costs a part. Catching them in July costs a part, an emergency call, and a night in an 84 degree house.

The salt air argument

If your place is in Lewes, Rehoboth, Dewey, Bethany, or anywhere near the water, annual service is not optional maintenance, it is life extension. Condenser coils corrode noticeably faster near the coast. Rinsing them on a schedule is the single cheapest thing that buys years.

What We Actually Do on a Visit

A tune-up should take real time. If somebody is in and out in fifteen minutes with a clipboard, you bought a sticker rather than a service.

  • Check and record refrigerant charge against the manufacturer's target, not by feel
  • Clean the condenser coil and the evaporator where it is accessible
  • Test capacitors and contactors under load, because a meter reading at rest hides a weak part
  • Clear and treat the condensate drain, which in our humidity grows algae every season
  • Measure temperature rise or split and compare it to spec
  • Inspect the heat exchanger, flue, and combustion on heating equipment, plus a carbon monoxide check
  • Tighten electrical connections, because loose lugs are how motors die young
  • Check airflow, filter condition, and thermostat calibration and programming
  • Tell you what we found, including the things that are fine

Who It Is Worth It For

Honestly, most homeowners with equipment they intend to keep. It is most obviously worth it if any of these describe you.

  • Your system is still under manufacturer warranty and you would like it to stay that way
  • You have combustion equipment, so the heating visit carries a safety inspection
  • You live near the water and your outdoor unit is fighting salt air
  • You have more than one system and coordinating service is a chore
  • You are not the sort of person who wants to be negotiating with a stranger at nine at night in July

If your equipment is twenty years old and you plan to replace it next spring, tell us. We will say so rather than sell you a plan on a system that is about to leave.

Plan Questions

Per system. A house with one furnace and one air conditioner sharing the same ductwork is one system. A house with separate upstairs and downstairs equipment is two, and we price the second one accordingly. Call and we will work it out before you commit.

It is a maintenance plan, not a warranty. Repairs are still billed, but members get 15% off parts and a discounted diagnostic fee. We would rather be straight about that than have you discover the limits during a breakdown.

Spring for cooling and fall for heating, before you need either one. The office reaches out to schedule so it does not fall on you to remember. If spring gets away from you, we will still get it done.

Members get placed ahead of non-members in the queue. On an ordinary Tuesday in May that difference is invisible. During the first genuine heat wave, when every contractor in Kent County is booked out, it is the difference between today and Thursday.
