Light commercial, same crew, same rules

Most of our work is residential and we are not going to pretend otherwise. But rooftop and package units have been part of the job since we started in 2017, and nothing about the approach changes when the equipment moves from a side yard to a roof. We find the real fault, show you photos of it, fix what can be fixed, and tell you the truth about the rest.

What does change is the cost of being down. In a house, a dead compressor is a miserable weekend. In a building it is closed doors, product at risk, staff sent home, and customers who go somewhere else and may not come back. We treat commercial no-cool calls with that in mind.

Who we work with

Property managers, building owners and business owners. Anything from a two-unit strip mall to an escape room to an office suite. If you are responsible for keeping a building comfortable and you would rather not be lied to about what it needs, that is who this is for.

We also do construction, and the two blend more often than you would think. A commercial customer turns into a build-out, or a construction client turns out to have a building that needs ongoing service. We are comfortable either way.

What we work on, and what we do not

Our wheelhouse is what the industry calls unitary equipment. That is the vast majority of the air conditioning on commercial buildings:

  • Rooftop package units up to around 25 tons, repair and full replacement
  • Split systems in light commercial buildings
  • Mini-splits for offices, server and equipment rooms, back rooms and additions
  • Ductwork repair, sealing, and airflow problems
  • Thermostats and controls, including smart thermostats

What we do not do is applied equipment. Chillers, cooling towers and water-sourced systems, the kind of plant you find in a hotel basement or a manufacturing facility, are a different trade with different technicians. We do not work on them, and we would rather tell you that now than send someone out to figure it out on your dime.

Crane work is part of it. When a rooftop unit has to come off and a new one has to go up, we coordinate the lift, set and seal the new unit, and get the building back to temperature.

Commercial maintenance plans

We write maintenance plans for commercial buildings, and for most owners it is the single best thing you can do with a small budget. Tell us how many units are on the roof and how the building runs and we will put together a schedule and a proposal that fits it.

Almost every commercial no-cool emergency we get called to was preventable. Rooftop units live in brutal conditions here: sun on the cabinet all day, dust packing into the coils, and a monsoon that finds every seal that was not done properly. Getting units looked at before summer catches a failing capacitor or a pitting contactor while it is still a cheap fix, rather than at 4pm on the hottest Friday of the year.

Built for Phoenix, not a national playbook

A rooftop unit here does not age the way one in Denver does. We are looking at 110-plus degree days for months at a stretch, direct sun on the cabinet with nothing shading it, dust that packs itself into a condenser coil, and a monsoon season that finds every weak seal. Equipment that would comfortably last fifteen years somewhere milder gets worked a lot harder.

That changes what we look at first. Coil condition and airflow come before anything exotic, because in this climate they are usually the actual problem. It also changes the replacement conversation, since sizing that looked fine on paper somewhere else is not automatically right on a Phoenix roof.
