A garage door is the heaviest moving object in most houses, and it runs thousands of times without anyone thinking about it until it stops. The good news is that most of what extends its life is straightforward and takes about twenty minutes twice a year.
The rest of it is genuinely dangerous, and we will be equally clear about that.
First, the two parts you should never touch
Your springs and your lift cables hold the entire weight of the door in stored tension, and a residential door weighs between 130 and 350 pounds. A torsion spring under load can turn a screwdriver into something that goes through drywall.
So: do not adjust, wind, unwind or remove springs. Do not touch the cables or the bottom brackets they attach to, which stay under tension even when the door is down. Emergency rooms see these injuries every year and they are almost always someone trying to save a service call.
Everything below is safe with the door down and the opener unplugged.
The two tests that tell you whether your door is healthy
Do these twice a year. Between them they catch most of what goes wrong.
The balance test. Pull the opener release cord with the door fully closed, then lift the door by hand to about waist height and let go. A properly balanced door stays roughly where you left it. If it slams down or flies up, your springs are no longer carrying the weight correctly, and every cycle from here is wearing out your opener. That is a call, not a DIY fix.
The safety reverse test. With the opener reconnected, lay a solid object like a block of wood flat on the floor in the door path and close the door. It should touch the object and immediately reverse. Then wave something through the photo eye beam near the floor while it closes; it should reverse without contact. If either test fails, stop using the opener until it is fixed.

The four jobs worth doing yourself
- Lubricate the moving parts. Twice a year, using a garage door specific lubricant. Hinges, roller bearings, the springs themselves (spray only, do not touch them), the opener rail and the bearing plates. Wipe off the excess.
- Tighten the hardware. Thousands of cycles vibrate things loose. Check the hinge screws, the track brackets and the bolts holding the opener rail, and snug anything that has backed off. Do not overtighten, and stay away from the bottom brackets.
- Clean the tracks and the photo eyes. Wipe grit out of the tracks with a dry cloth and clean both sensor lenses. Dust, cobwebs and Texas humidity on a lens are behind an enormous share of the doors that refuse to close.
- Check the weather seal. The rubber strip along the bottom hardens and cracks in this climate. Replacing it is cheap, keeps water and grit out, and makes a noticeable difference in a garage that shares a wall with a living space.
The single most common mistake
Do not grease the track, and do not use WD-40 as a lubricant.
The track is not a bearing surface. The rollers are meant to roll along it, and grease in there collects grit until you have a mild abrasive paste wearing out the rollers you were trying to help. Wipe the track clean and dry, and lubricate the roller bearings instead.
WD-40 is a solvent and a water displacer, not a lubricant. It will quiet a squeak for a fortnight by stripping what was left of the old lubricant, and then leave the part drier than it started.
What Texas specifically does to a garage door
- Heat. An uninsulated door on a south-facing garage turns the space into an oven, which pushes heat into any room sharing a wall and hardens the weather seal.
- Humidity. Corrosion shows up first at the bottom section and the bottom brackets, where water sits. It is worth looking there specifically twice a year.
- Grit and dust. Rural and unpaved-drive properties get considerably more of it in the tracks, which shortens roller life.
- Use pattern. If your garage is how the family enters the house, your door is doing two to three times the cycles the spring rating assumes.
When to stop and call
Call rather than continue if the door fails the balance test, if either safety test fails, if you can see a gap in a spring coil, if a cable looks frayed or has slack in it, or if the door is crooked in the opening. All of those are load-bearing problems rather than maintenance ones.
