Almost every expensive garage door problem on a new build traces back to a decision made before anyone thought about the door. Headroom too tight for a standard torsion assembly. A backroom depth that will not take the horizontal track. An opener outlet nowhere near where the opener needs to go.

None of that is hard to solve on paper and all of it is expensive to solve after the drywall. Ten minutes with the plans is usually all it takes.

What We Look At on a New Build

Give us the plans and we will confirm the door will fit and operate properly before anything is framed.

Rough opening

Width and height, squared and sized for the door you actually want rather than the one that happens to fit.

Headroom

The gap between the top of the opening and the ceiling. Low-headroom hardware exists, but it is better to plan the space.

Backroom depth

How far back the horizontal track runs. Deep enough for the door plus the opener rail.

Sideroom

Clearance either side for the vertical track and the torsion bearing plates.

Power placement

An outlet at the opener, not an extension cord run across the ceiling.

Insulation and finish

Whether the garage is conditioned, which drives the R-value and the door construction.

A standard torsion setup wants roughly 12 to 15 inches above the opening. Low-headroom hardware can work in tighter spaces, but it costs more and runs less smoothly, so it is worth planning the space if you still can.
